can help you to minimize the work you have to do. For example, if you try


digging a big hole with a little spade then you’ll end up rather tired.


The same goes if you are attempting to do more detailed work with a big


clumsy shovel.


A rake is an absolute necessity. You most likely already have one, but I’m


guessing it’s a lawn rake and not a garden rake. There is definitely a


difference, and if you try to use a lawn rake in a garden then you will


not be happy with the results. Same if you buy a grading or a contractor’s


rake. You’ll want to look for a bowhead rake. I’ve found these are the


best for gardening purposes. They will provide you the maximum control and


accuracy, so you don’t accidentally tear up your precious plants.


As far as hoes go, I don’t believe any gardener should have less than 3.


There are so many useful varieties on the market that I have a hard time


recommending just one, and that’s why I’ll tell you all the ones I usually


use. The one I use the most is the onion hoe, which is very lightweight


and ideal for small cultivations and weeding. The Warren hoe is a larger


model, with a pointed end. If you need to make a hole or dig out a pesky


weed, this is the one for you. There are several other varieties, but I


recommend starting with the ones I mentioned. As you progress in your


gardening savvy, you will find the need for more types.


Most people believe that gardening just consists of a simple spade. But


there are many, many tools with many more variations that you will use in


your gardening career. Usually you can start with just a few different


tools, but you’ll always find that you can use more varieties for special


situations. It’s just a matter of recognizing when one tool could be more


efficient than another.

Classic television doesn't come along that often. Most shows in drama or comedy are pretty formulaic. That is why anything weird and unusual achieves cult status. Twin Peaks and Lost were a breath of fresh air because they didn't fit the mould of cop or hospital show. Viewers are always desperate for something different that keeps them on the edge of their seat or sends them tumbling to the floor with laughter. A lot of time, energy and money go into launching new TV shows and the competition between networks is fierce.


A lot of shows never get any further than the pilot. If it isn't popular, the idea will be dropped like a hot potato. Audience panels are used for research into what will be popular or otherwise. Sometimes, the pilot isn't even shown. When a show is a hit, rival networks will try to come up with something similar, only achieving a poor imitation most of the time. The abundance of channels has mushroomed in the satellite and digital age and networks constantly need new TV shows to fill the schedules.


The glut of reality shows seems here to stay. They are popular, cause people to tune in regularly and are inexpensive to make. Even controversy doesn't keep them off the air as seen in the UK version of Big Brother, which has endured excessive drinking, racist remarks and threats of violence. New game shows also seem to be part of the staple diet.


It's hard to think of something original, of course. Not every writer is gifted enough to come up with Lost or The Sopranos. Producers want a quick return for their money and might not have the patience to wait for something to build. New TV shows these days are expected to hook the audience straightaway.


The last ten years or so are being referred to as a golden age in television comedy as far as American situation comedy is concerned. Friends, Frasier and Will and Grace were all international hits and their passing has left a big hole. Everyone Loves Raymond and King of Queens have also come to an end. Good new TV shows in the comedy field are the most difficult of all to find. All the above shows are class acts to follow and every new effort will inevitably be compared to them. The industry waits for the next golden age, eagerly scanning scripts for the next big hit.

A trip to Las Vegas is an experience of its own. No matter what time of year you visit there will be some manner of climate that will be new in some way, shape, form, or fashion to those who are visiting. There will be some star in the night sky that seems a little less bright when compared to the glam and glitz that defined Las Vegas and what has become known as "The Strip".


Your trip to Las Vegas will be no more or no less than you make it. The problem with gambling destinations such as this is that if you spend your entire allotment of funds in the first few hours you are in for a very long and quite boring and possibly hungry vacation. Self control is not what this particular city is famous for and yet it requires a great deal of self control in order to really win at the games that are most often played in this city.


From the bright and glittery nightlife full of dancing girls, flowing booze, and the eternal ringing of the slot machine, Las Vegas is a city that was quite literally built on broken dreams. If you do not realize this going in, the chances are rather great that you might learn the lesson the hard way. The warning is a friendly reminder that in all things moderation is not really all that terrible a thing. If you're going to risk at all, at least wait till you're getting ready to head out of town rather than doing it your first night in.


Las Vegas has a deeply interesting history to it, the kind of history that legends are made of. There have been Hollywood movies, a great deal of novels, hints, and innuendos and even more plain out speculation on some of the central characters that have come and gone during the process of building this glittering desert icon. Beneath the lights and the glitter lies a heart that built this oasis from the desert sand.


If you get the chance during your visit find out all you can about the history of this city. I think it will make the trip that much more meaningful to you and might romanticize your time in the city a little bit too. Plus, for your guys, the girls love a good story and if you can woo them with grand stories of Vegas lore, then perhaps you will find a little luck of your own during your visit.


Through the years Las Vegas has had both vocal critics and outright devotees, they've legalized prostitution, kept gaming alive and well where others had failed to do so and stood against and corrupted more local and national government officials than anyone might ever care to admit. If one had all the facts about this city and it's oh so interesting history I would certainly love to read this tell all book.


Even more than the past, the presence of Las Vegas is raising many eyebrows across America in disdain while others look on with rapt attention. From the gambling and the dancing girls, the bright lights, the games, the gold, the glam, and the glitz there are people that love it with the equal intensity of those that hate it. I guess some things about Vegas will never change.


I would choose to visit Las Vegas over many American cities because its history isn't painted as lily white. This is one city that lives in sins and relishes that fact about itself. While some may call it 'Sin City' I prefer to think of it as a city that is unburdened by the sins of its past. When you think about it, those that are simply passing through commit most of the sins of Vegas.

A review of bontonmairimnam restaurant

On my current vacation in Khon Kaen, Thailand, I had the opportunity to visit one of my favorite restaurants.


I wanted to take my girlfriend's mother out to dinner and was told lunch would be a better idea. Not one to argue, I agreed.


My lady asked me where I wanted to take her mom for lunch and the choice was simple. Having been to Khon Kaen a few months ago, I told my girl that I wanted to go to Bontonmairimnam Restaurant.


This is a small restaurant just outside the city limits and right on the bank of a river. It is cool and peaceful and has small, individual eating areas in gazebo-like wooden structures.


There is usually a cool breeze running through this outdoor restaurant and today was no exception. After ordering a couple of cokes, some water, and a cold beer, it was time to study the menu.


Fortunately for me, the menu is in Thai and English. This is unusual for the area and especially for a restaurant so far away from the few English-speaking tourists that visit Khon Kaen.


After poring over the menu, decisions by all were made. We placed out order to the very attentive young lady servers and chit-chatted while we waited for our lunch.


Within 5 minutes or so, the parade of food started to arrive. Boiled eggs, spicy papaya salad, oyster salad, squid, vegetables, and steamed rice arrived. I had to wait a couple of more minutes for my fried dishes.


Soon, my fried shrimp and onion rings and spring rolls arrived. I had already started with the food that the ladies ordered, as all is shared.


Picking from eight different plates and complimenting them with the rice on my plate, the food just kept on coming.


Conversation and drinks continued to flow and we ate and ate and ate. The pace was slow, the breeze lightly setting off the wind chime, and the river flowed behind me.


Continuing to eat, it was time to order another beer from one of the girls hovering near our table. She got it in an instant, and poured me another cold one.


After dinner goodies were available, but none of us could eat another morsel. From veggies to seafood, to salads and friend shrimp, it was all delicious.


A final bottle of water was ordered to wash it all down and some more relaxing conversation continued.


It was time to head back to the hotel so I called for the bill and since I had been here before, was not surprised. The grand total was 860 Baht, or roughly, 27 US dollars for 8 dishes, 2 large beers, 2 cokes, and a bottle of water. Adding a small, 40 baht tip and we had a feast for under 30 dollars.


One of the many reasons I love Thailand.

New insight transformation of migraines causes fibromyalgia

Migraines are thought of as normal neurological functions interspersed with episodes of headaches. At least 20% of migraineurs meeting the International Headache Society criteria have changed the pattern from episodes of migraine into patterns of chronic headache. Chronic headache often does not return to normal neurological function. This evolving process from episodic headache to chronic headache is called transformation. In the population segment of chronic daily headache, migraine appears to be a progressive neurological disease. The decline of normal neurological function between episodes of migraine greatly exacerbates the migraine syndrome.

Transformation is a process that occurs usually over years. Usually the migraineur starts off having acute episodic migraines. As someone continues to have migraines over time, the pain can occur more often and start merging together with a mixed headache pattern of lower severity migraines intermingled with more severe episodes. The mixed headache pattern can further transform into chronic daily headache. These transformed headaches can be caused by rebound phenomenon or can happen by reasons that are not fully understood at the present time.

A threshold can refer to a horizontal piece of building material beneath a doorway or window, but the meaning is different in medical jargon. Threshold refers to the point at which stimulus or stimuli are of sufficient intensity to produce an effect. The threshold for migraines can be lowered (migraines may happen more easily) by having repeated migraines. Facilitation or kindling describe this phenomenon. Migraines make the sensitive body more sensitive. In other words, migraines breed migraines. The lower threshold for migraines is made easier as though kindling were put on a fire. Uncontrolled migraines not only cause more migraines but eventually cause transformed migraines. A severe stimulus, injury, illness, or stress can provoke the nervous system to generate uncontrolled migraines. The migraine pain changes over time. This change is called transformation. You can imagine one of your kid’s transformers changing from a robot to a plane or car, but can you imagine your migraines changing from a more classic presentation to chronic neck pain, sinus pain, or constant headache. Well believe it or not, over time migraines do transform. Usually a decade or more is necessary for transformation of episodic to chronic migraine. One of the sincere goals of my new book, Doctor, Why Do I Feel This Way?, is to prevent transformation in migraineurs who have not reached this stage.

An example of severe stimulus is smoking. The trigeminal nerve (sensation of the face) and the cervical (neck) nerves are adjacent to each other in the brain stem (the base of the brain). What affects one affects the other. Migraineurs who smoke usually will develop neck problems. It is absolutely essential for the migraineur who smokes to abstain! Smoke is a smell. The sensitivity to the smell is the problem! Also secondhand smoke, perfumes, and severe allergies are major problems. Neck pain can be debilitating and frustrating. Many use cineole-rich oil to stimulate blood circulation near the point of application. Not a Placebo


Components within the essential oils have long been recognized to alleviate pain. Some people might wonder whether the benefits of O24™ are psychologically induced. That's what skeptics call the 'placebo effect.' In other words, O24™'s fast-acting and long-lasting efficacy tends to leave some consumers with the thought: "Was it O24™ or did it make me feel better because I believed it would work?" That's called the placebo effect.


Scientifically, there are molecular reasons why components within O24™'s essential oils quickly bring about pain relief and then extend the relief for longer than one might expect from a topical analgesic. As with all non-steroidal anti-inflammatory drugs, they bring about an analgesic impact on the body when topically applied. They work in the same way as aspirin does and attempt to provide a similar relief from pain, but on a topical level.


Both tend to give all topical pain relievers a bad name. With the addition of mineral oils, creams, paraffin or other additives (water, alcohol, glycerin or another binding agent), its pain-relieving properties can be diluted. This tends to explain why the scientific community denigrates topicals as an effective solution to pain. Because many topical pain relievers contain some synthetic binding agent, its additives interfere with the deep penetrating and healing actions reportedly found in the essential oils. Inhibiting Prostaglandin and Thromboxane Synthesis


There are specific components within the essential oils, which parallel the actions of non-steroidal anti-inflammatories. This requires a brief overview of how aspirin, aspirin-like drugs (such as the class of COX-1 inhibitors: ibuprofen, naproxen) and the COX-2 inhibitors (generically the coxibs sold as brand names: Vioxx®, Celebrex® and Bextra®) impact the body.


Those with arthritis or rheumatism may be familiar with prostaglandins. These are pain mediators in the human body, and are found in nearly all tissues and organs. Prostaglandins are hormone-like substances, a group of lipid compounds derived from fatty acids. They are produced from a precursor molecule called arachidonic acid by cyclooxygenases (COX-1 and COX-2). The arachidonic acid pathway is one of the main pain - and inflammation-producing mechanisms. Not only are the prostaglandins produced, but so are thromboxane and the leukotrienes (which cause asthma symptoms). While prostaglandins participate in the contraction and relaxation of smooth muscles, the dilation and contraction of blood vessels, the control of blood pressure and the modulation of inflammation, thromboxane (A2) is involved in the constriction of vascular and respiratory smooth muscles.


Discovered in 1971 that aspirin and other non-steroidal anti-inflammatories could inhibit the enzyme cyclooxygenase, biochemist Sir John Vane and his colleagues won the 1982 Nobel Prize in Medicine. Their research demonstrated that the potency of the anti-inflammatory medicines were proportional to how well they performed as COX-1 inhibitors. But, they also discovered that cyclooxygenase inhibition led to toxic side effects: non-steroidal anti-inflammatories cause erosive gastritis and renal toxicity.


“Wonder drugs," such as celecoxib and rofecoxib, were designed to prevent gastric bleeding (gastric bleeding reportedly causes more than 16,000 deaths annually and has been called a “silent epidemic"). The COX-2 inhibitors are said to interfere with the prostaglandin production process. This restraining action is what made COX-2 inhibitors popular. By hindering prostaglandin synthesis, someone in chronic pain was able to alleviate his or her suffering. Unfortunately, because of the recent controversy surrounding the COX-2 class, such as Vioxx®, Celebrex® and Bextra®, many arthritis sufferers have returned to the COX-1 inhibitors (gastric bleeding that reportedly results in more than 100,000 hospitalizations annually). Common COX-1 inhibitors are probably found in your medicine cabinet: ibuprofen, naproxen and aspirin.


In Vertolli's research into why O24™ works, he found evidence suggesting that constituents within several of the essential oils inhibit prostaglandin synthesis. He wrote, "Anthraquinones, the primary active constituents in oil-based extracts of whole aloe leaf, reduce inflammation by dilating local blood vessels via inhibition of thromboxane and prostaglandin synthesis." He also noted menthol, which is found in numerous topical pain relievers, and is a major component of peppermint essential oil. Vertolli wrote, "Menthol produces analgesic and anti-inflammatory effects by inhibition of prostaglandin, thromboxane and leukotriene synthesis. It also increases local circulation by dilating the blood cells."


Vertolli is very enthusiastic about the rosemary essential oil in O24™. Rarely is it found in a pain relief product, which is odd because of clinical research on the anti-inflammatory action of a main constituent, carnosol, discussed earlier in this article. He explained, “Rosemary reduces inflammation by protecting blood vessels, blood cells, and blood fats from oxidative stress. It also reduces inflammation and pain by inhibition of complement proteins. Rosemary essential oil improves local circulation by dilating the blood vessels (relaxing the smooth muscles that line the blood vessels) and reduces tissue swelling by reducing capillary leakage." Blood leakage physically manifests itself as a bruise on the skin. Dr. Allan N. Fields, Swiss Medica’s medical spokesman, has recommended O24™ for bruises, as a mean to reduce swelling and to accelerate the recovery period.


Finally, Vertolli returns to cineole, which he calls a “fairly strong constituent" and is found in white camphor, eucalyptus, rosemary and peppermint. Vertolli also writes, "I specifically focused on the analgesic, anti-inflammatory, relaxant and antispasmodic properties because that is what the product is being used for. I am confident you would find that O24™ might reduce congestion in the nasal passages and lungs if applied to the chest. It might even help relieve tension headaches if massaged on the temples, although it is premature to recommend the use of O24™ for headaches."

To say that today's business environment is becoming increasingly more global is to state the obvious. Meetings, phone calls and conferences are held all over the world and attendees can come from any point on the globe. On any given business day you can find yourself dealing face-to-face, over the phone, by e-mail and, on rare occasions, by postal letter with people whose customs and cultures differ your own. You may never have to leave home to interact on an international level.


While the old adage "When in Rome, do as the Romans do" still holds true, business clients and colleagues who are visiting this country should be treated with sensitivity and with an awareness of their unique culture. Not to do your homework and put your best international foot forward can cost you relationships and future business. One small misstep such as using first names inappropriately, not observing the rules of timing or sending the wrong color flower in the welcome bouquet can be costly.


There is no one set of rules that applies to all international visitors so do the research for each country that your clients represent. That may sound like a daunting task, but taken in small steps, it is manageable and the rewards are worth the effort. Exchanging business cards: The key to giving out business cards in any culture is to show respect for the other person. Present your card so that the other person does not have to turn it over to read your information. Use both hands to present your card to visitors from Japan, China, Singapore, or Hong Kong. When you receive someone else's business card, always look at it and acknowledge it. When you put it away, place it carefully in your card case or with your business documents. Sticking it haphazardly in your pocket is demeaning to the giver. In most cases, wait until you have been introduced to give someone your card.


Valuing time. Not everyone in the world is as time conscious as Americans. Don't take it personally if someone from a more relaxed culture keeps you waiting or spends more of that commodity than you normally would in meetings or over meals. Stick to the rules of punctuality, but be understanding when your contact from another country seems unconcerned.


Honoring space issues: Americans have a particular value for their own physical space and are uncomfortable when other people get in their realm. You shouldn't risk violating someone else's space by touching them in any way other than with a handshake.

Understand differences in behavior and honor them with your actions. Don't take offense when visitors behave according to their norms. French press making great coffee

If you want a good cup a coffee, you will need to add some oil. Coffee oil is very flavorful and improves the taste of coffee, but it is lost during the normal filtered brewing process. Either that or you can let the water boil but let it sit for a few minutes before pouring it into your coffee press. Remember to leave at least an inch of space when filling up the French press.


Coffee beans that are ground too finely will clog the filter. You will probably be okay with automatic drip coffee grinds but the best way to enjoy French press coffee is to grind the beans yourself. Try to grind the beans to a size a little bigger than automatic drip coffee grinds. This may take some practice to get comfortable with your coffee grinder but it’s worth it. And remember that once you grind your coffee beans they should be used immediately or kept in an air tight container to keep them from getting stale.


Let the coffee steep in the water for about 4 minutes. Now it’s time for the press part of the French press. Place the French press on a no slip surface and slowly and smoothly press the plunger down. Press too hard or too quickly and in a worst case scenario, you could have boiling hot water shoot out all over you. This step is how the coffee grinds are forced to the bottom of the container and you’re left with delicious fresh brewed coffee in the top chamber. You are now ready to pour and serve.

Financial Planning for Retirement


You've worked hard all your life and one day the big day will arrive - you'll retire. For now it probably still seems a long way into the future, but the reality is that the sooner you get ready for retirement, the more you'll benefit when that day comes. Starting in your 20s or 30s is the best time to start planning financially for your retirement, but most of us are a lot close to retirement before we really get serious about preparing. But if you've ever heard of compounding when it comes to investments, then you’ll know that the more time you give your money to compound, the faster it grows.


The other important thing to remember is that expected lifespans have increased substantially in the law few decades. Not that long ago, someone would retire from work, maybe enjoy their retirement for five years or so, and that was it. It's very possible tat you'll retire and love another 20 or 30 years afterwards. Yes, you will probably be able to survive with government assistance - but that's all it will be, survival.

But it will well and truly be worth it when you reach your golden years. It's also important that you don't focus so much on retirement that you leave yourself without enough funds to enjoy your life right now. Time has a tendency to disappear much quicker than we expect, so don't suddenly wake up at the last minute and realize you've missed your chance to retire in financial comfort.

Short stories 04

I have always loved short stories, ever since I was very young. Of course, when I was a kid the short tales that I read were mostly fantasy. I loved folklore, mythology, and anything else that involved fantastic creatures or other worlds. It seems that my tastes have changed a lot over the years, and there are many things that I enjoy now that I wouldn't have liked very much even as a young adult. Even so, fantasy and science fiction stories still have a special place in my heart.


When I was a kid, of course, my favorite thing was to be read short stories by my mother or father. They were both good readers, and were always able to pick out the very best short story collections for kids. They, like me, had been raised on tales of the fantastic, and so they knew just what short stories would hold my interest. They also really loved to read out loud, and I think that it gave them a great deal of pleasure to see me so entranced by the stories that they themselves had grown up on.


Of course, now that I am older, I do not have anyone to read to me. That is why I enjoy audio books so much. You can find most of the most famous or popular novels in audio book form, but with short stories it is a little more hit or miss. A lot of the best stories out there have never been recorded. Still, you would be surprised at the number of things that you can find if you are willing to really do a search for them. There are quite a number of gems out there just waiting to be discovered!


If you are a real short story fan, the best place to read them is in new fiction magazines. There are literally thousands of amazing authors out there, each one of them churning out amazing tales for your reading pleasure. Few of them ever get widely known, so if you really want to keep up with the times, you have to read some short story collections and periodicals. They are quite affordable, and will give you a great idea of what is going on in the world of writing at the moment. They will also give you hours of reading pleasure that you can take with you anywhere.

What you can do when your feet catch fire part 1

His toes were on fire.


Trying to ignore the searing pain in his right foot propped against the accelerator, Pete gritted his teeth and focused on the heavy rush hour traffic.


The tingling in his toes had begun about a year ago, and he had had no idea what was causing it and it kept worsening. Finally, he mentioned it to his coworkers, some of whom thought it might be gangrene.


Panicked, he went to the doctor who diagnosed it as "Peripheral Neuropathy", and checked his blood sugar levels.


Dr. Hammond explained that Peripheral Neuropathy was usually caused by nerve deterioration in the extremities, and began with a tingling sensation in the toes or fingers. The "wiring" in his body had become damaged, and was now transmitting sensations that weren't there.


He prescribed Neurontin®, a drug originally developed to control seizures, but had been discovered to work as a "pain manager" in the condition of Peripheral Neuropathy.


"It's not a cure," he said. "We have no idea how it works. But it'll reduce the pain and keep you functional"


Pete didn't like the words "it'll keep you functional." The phrase definitely had an ominous ring to it.


He took Neurontin® faithfully according to prescription, and for awhile it worked, but it wasn't too long before he began to see what Dr. Hammond was alluding too. The painful sensations increased, and it seemed like it was getting more difficult for the drug to handle them.


Then, one day, he forgot to take his medicine, and he vowed he would never do it again. Without the pain manager, the pain level ramped up several orders of magnitude, and Pete discovered that the full extent of his condition had been masked by the drug.


Neuropathy had taken over half of his foot.


Sledgehammers slammed against his feet. Hot blowtorches seared his toes. Hot rocks were jammed inside the soles of his feet. Once ... worst of all ... a white hot band saw tried to cut his foot half off.


Now he knew he was now entirely dependent on the Neurontin®. Without it, he couldn't endure the pain...


And he almost couldn't walk at all.


THERE'S DAMAGE OUT THERE SOMEWHERE


So what do we mean by the term "Peripheral Neuropathy"?


The nervous system of the human body is broadly divided into the Central Nervous System (CNS) and the Peripheral Nervous System (PNS). The former consists of the brain and spinal chord, whereas the latter is divided into the Somatic and Autonomic Nervous Systems.


Peripheral Neuropathy affects the PNS, and can result in nerve damage to the Somatic or Autonomic Systems. Translated, Neuropathy can develop not only in the feet or hands, but in the nerves regulating the lungs, heart, digestive and sexual organs.


In other words, it can develop anywhere and have very serious and far reaching consequences to the body. It can take the form of:


-- Polyneuropathy (Peripheral nerves throughout the body)


-- Autonomic Neuropathy (the cardiovascular system, digestive tract, bladder, or genitals)


The painful sensations of Polyneuropathy, burning, itching, "electric shock", or hammering, may develop in the feet and legs either gradually or suddenly. You may or may not get a warning before they appear.


THREE STRIKES AND YOU'RE OUT


Today, there are three classes of medication on the market that can treat the pain resulting from neuropathic nerve damage:


-- tricyclic antidepressants such as Amiriptyline (Elavil®)


-- anticonvulsants such as Gabapentine(Neurontin®) and Pregabilin (Lyrica®)


-- Serotonin and Norepenephrin reuptake inhibitors such as Duloxeten (Cymbalta®)


Blocking uptake of neurotransmitters or blocking pathways in the spinal chord prevent pain signals from reaching the brain. Sodium and Calcium channels may also be blocked to keep the brain from registering pain from "cross talking" neurons.


None of the medicines can be thought of as a "cure", and if the causes of Neuropathy are not addressed, it will continue to progress.


So, if Medical Science has thrown three balls at us and none of them are a "cure", is that it? Are we stuck with merely "managing the pain" and hoping we don't end up down the line with a foot amputation?

How much is too much for mortgage closing costs

Something that is very important for you to take into consideration when purchasing or refinancing your home is the closing costs.


I would love to tell you that closing costs are not expensive, but believe me they are. Once you add up all the fees’ involved, such as points, taxes, title insurance, county costs and various other fee’s, it really begins to add up.


The first thing you need to understand is that nobody works for free, so be prepared to pay at closing.


The total amount of fees’ depends on quite a few things. For instance, the percentage of loan origination fees’ (points) the lender is going to be charging you. Another large fee is the title search and insurance. The title fee varies by state and is determined by the amount of the home.


Closing costs on average should not exceed 5% of the total amount of the purchase price, and this does not include the down payment.


The total amount of these fees’ does not all go to the lender. Generally only the loan origination fee and the application fee go to the lender.


The rest of the fee’s such as the appraisal, credit report, interest for the period in between closing and your first monthly payment, home owner’s insurance, title insurance, pro rated property tax, etc., go to their appropriate institutions.


Before you go to closing, the lender is required by law to send you a Good Faith Estimate (GFE).The GFE discloses an accurate estimate of all the fee’s you will be responsible for at closing.


Make sure you go over the GFE with a fine tooth comb, and if there are any fees’ you don’t understand, call your lender or broker and ask for an explanation.


As I stated earlier, you must be prepared to pay closing costs. Closing costs are not cheap, but you should not pay a penny more than what is required.


If your closing costs are somewhere between two and 5% of the amount of the mortgage, you should be in good shape.


If they are drastically higher, consider finding another lender.


Remember, do your homework. Put yourself in a position to understand all the jargon that fills up all the paperwork you will be signing.


Also, take your time and shop around, always look for the best rate at the lowest possible price.


Business lessons i learned from online roleplaying games

Most people, if asked how their hobbies and their work concerns come together, would say hobbies are a distraction from work. Games and other diversions take time that you might otherwise be spent getting things done. Online text-based games are some of the worse culprits for this, since employees sometimes find themselves diverted in the office itself.


Online Roleplaying Games (RPGs), however, are the ground where real life meets total entertainment. In them, although you are certainly being entertained, you're also learning important lessons about society, and being a part of a group. These lessons can serve you well in the workplace.


The Top Four Business Lessons I Learned From Online RPGs


1. Treat Others Respectfully


When I first started text-based gaming, I was utterly clueless. I didn't know how to talk to someone out of character, or even that there was any reason I shouldn't just use the "say" command. People could figure it out from context, right?


This was back in 1997, on Harper's Tale MOO. When I arrived, people walked me through everything I needed to know. They told me how to get a client, how to use the game commands, how to communicate OOCly, and what I needed to know to get started. They were remarkably patient with me, and, as I became a veteran player myself, it became my job to take on that role, to deal with the raw newbies, the rude trolls looking for confrontation, and the demanding players seeking special treatment.


In the workforce, there is nothing more challenging than dealing with someone who frustrates you in a calm, professional manner. Whether it is a domineering boss, an incompetent contractor, or a rude customer, you are almost guaranteed to encounter someone in your line of work who makes you want to tear your hair out. Managing them with grace, tact, and respect uses the same skills that helped me deal with difficult people online as an area leader on Harper's Tale, a player helper on FiranMUX, and a staff member on Laegaria MOO.


2. Fulfill Your Obligations


A text-based game takes work to maintain, and the people who do that work have a thankless job, in many ways. Anyone who has ever maintained code for an online RPG knows how much time that can suck up, but that is the least part of it. There are dozens of little jobs that need to be done by someone: adding players to areas, approving character applications, writing help and news files, organizing events. In many ways, online responsibility serves as an invaluable step between pleasure and business.


In the business world, one easy way to be sure you never earn promotions or gain a position of trust is to fail to meet deadlines. When you say you can do something, people expect you to get it done, or to tell them why you didn't. In the online world, there is a much less rigidly codified version of this same system. When I volunteered to build up a new codebase for X-Men Movieverse, I knew that nothing dire would befall me if I backed out, but I would be letting my friends down. If I agree to organize an RPed festival event on FiranMUX, it is my responsibility to be there for it, and if I fail, there may be consequences, but they aren't life-shattering. If I choose not to take that responsibility, I don't need to. Learning to fulfill the responsibilities of an online game helped prepare me for the responsibilities of the business world.


3. Bullet Points Only!


The other day, I had to meet with my boss about a project we've been working on. He was strapped for time, so warned me I only had five minutes. I took the list of topics I needed to go over with him, wrote up a concise version, and was ready. When I went in, I was ready to hammer my way through the meeting. I hit bullet points one at a time, with lists of options detailing pros and cons, and had decisions on six points within those five minutes. He commented to be as we were leaving that he was impressed by how well I'd distilled the problem down to its core points.


It wasn't until that evening, when I found myself writing an IC speech for FiranMUX, that I realized how much of that ability came from my time online. Not only does Firan have a habit of scoffing at its longer-winded speechwriters, the nature of online RPGs enforced concision. In a text-based medium, everything takes longer than it does in person, because typing is more time-consuming than talking. Planning a meeting or a class to run in a reasonable amount of time online requires brutal pruning of non-essentials, and most people learn in time to prune their material down to the core. If you can extend that to the business world, you're a step ahead of the game.


4. Keep It Quiet


One of the strangest things for my brother when he started working full-time was the need to conceal from family and friends what he is working on. Most companies ask some degree of discretion from their employees, and that can be hard for people who are used to sharing anything their friends might find of interest.


Fortunately, I was cured of that need through my online gaming. Although some games I play on, particularly X-Men Movieverse, encourage OOC spill of information, to build a deeper world tapestry, games like FiranMUX are very firm about maintain OOC secrecy on character issues. As such, I learned to keep absolutely fascinating plot arcs secret from all of my friends. After that, the decidedly less fascinating confidential aspects of my job were relatively easy to keep under wraps.
